The local Municipality planning division has suggested that the developer reconfigures the proposed layout of 20 on Glenridge. Together with D&A Architects it has been agreed upon that the development will be built as a single development with a total of 48 - two bedroom/bathroom apartment with two parking bays.
Amended plans have been submitted to the local planning authorities for approval. In theory by building this
proposed structure as a single development it will speed up the whole projects timeline and reduce the potential unnecessary delays anticipated with the local planning authorities. It should be noted that in order to reduce the overall construction costs no lifts will be installed.
The proposed development will be 3 storeys in height, the basement parking based level will however now be raised to a semi-basement level (effectively ground level).
The existing full floor plate at the upper ground level will be revised to reduce the number of apartments to
10. The original full floor plate on the first and second floor levels will remain unchanged with 19 apartments
on each floor. The swimming pool, gym, spa, coffee shop and hotel reception areas will still be constructed as originally planned.
The parking design will also be revised to address the site planning in respect of the semi basement and
ground floor parking with a guard house separating the entrance/exit routes. We are in the final phase and the selling price of an apartment will be from R1 995 000. At this point in time we are still requesting that all interested Buyers kindly complete and sign a letter of intent and to pay a refundable deposit of R5000 in order to secure an apartment.
